Building Permit Application (780 CMR R105.3)
We handle all the documentation and submission requirements for obtaining building permits, including:
- Mass Construction Supervisor License details
- Property owner information
- Home Improvement Contractor registration details
- Signed contract between homeowner and contractor
- Company information and certified plot plans (if needed)
- Project cost for permit fee calculation
- Scaled plans, structural engineering affidavits, energy code compliance, and more
COST: Residential min. $150 / Commercial min. $200
Residential
$150 min up to the first $10,000 cost of construction
$1 one dollar for each $1000 over the cost of $10,000
$150 min up to the first $10,000 cost of construction
$1 one dollar for each $1000 over the cost of $10,000
Commercial
$200 min up to the first $100,000 cost of construction
$2.50 for every $1000 over the 100,000 cost of construction
Inspection Tracking & Verification
We track and manage all required municipal inspections for your project.
Cost: $200 flat fee
On-Site Pre-Municipality Inspection
Our qualified inspectors will conduct a pre-inspection to ensure compliance with building codes, providing a detailed report.
Cost: $125 per hour
(2-hour minimum), plus travel expenses.
Building Permit Closeout & Verification
We track and verify final inspections to ensure your building permit is closed out properly.
Cost: $75 flat fee
(1-hour minimum), plus travel expenses.
Items required to apply for a residential building permit:
- Massachusetts Construction Supervisors License
- Home Improvement Registration (required for 1-4 family owner occupied)
- Workman’s Compensation Form (filled and signed)
- Waist Disposal Form (location and signature)
- Plans (two sets) include framing plans, engineering stamped by engineer
- Contract (new home exempt)
- E.R.S rater pre construction submittal or other energy requirements
- Plot Plan (showing = structures, area, frontage, setbacks front, side, rear, wetland, septic and well.. for ADU parking area,) stamped by engineer
- Fire Department approvals
- Zoning / Planning / Conservation decisions
- Board of Health approvals
- DPW approvals Town Water permit / Town Sewer Permit

- Massachusetts Construction Supervisors Unrestricted License
- Engineer of record affidavit if construction control
- Workman’s Compensation Form (filled and signed)
- Waist Disposal Form (location and signature)
- Plans (two sets) include framing plans, engineering stamped by engineer
- E.R.S rater pre construction submittal or other energy requirements
- Plot Plan (showing = structures, area, frontage, setbacks front, side, rear, wetland, septic and well, parking plan, for ADU parking area,) stamped by engineer
- Fire Department approvals
- Zoning / Planning / Conservation approvals with plans, decisions, conditions
- Board of Health approvals
- DPW approvals
